5 STEPS TO PLANNING A WINTER RENOVATION

The cooler temperatures have set in. We’re indoors and now reminded of all the nagging things on our home TO DO lists. It’s perfect timing to start planning a home renovation! Here are my professional tips on planning and executing a winter renovation successfully to give you the results that you will love.

WINTER RENOVATION STEP 1 - PLAN

Like anything in life, it’s best to START WITH A PLAN. This will ensure greater success.  I usually advise my clients that hiring a designer before engaging a contractor will help you do this. It can be tempting to hire a contractor and start the process. But remember that pesky old expression: “slow and steady wins the race”? Well, nowhere is that more true than with a well laid out reno plan.

WINTER RENOVATION STEP 2 - HIRE A DESIGNER

By hiring a designer first you can work out your questions and bounce ideas and come up with a solid plan. When you have a good design plan in place you are more likely to get accurate quotations from contractors and can better gauge your budget.

WINTER RENOVATION STEP 3 - BUDGET YOUR PLAN

Next you must BUDGET your plan. A good designer will help you prioritize your budget, but you need to know what that budget is to begin with. Do your research and find out what you can afford to spend and always reserve 15% - 20% extra as a contingency for surprises. As a designer I always try to balance high end finishes with thrifty finds to create a unique and customized space.

You also need to be realistic about TIMELINES. I recommend starting to plan a design and renovation project at least 8 weeks before you plan to begin demolition. This gives everyone time to create the best design, hire the right trades and apply for any necessary permits.

WINTER RENOVATION STEP 4 - ORDER MATERIALS EARLY

My biggest recommendation (after hiring a designer of course) is to order your MATERIALS ahead of time. No one wants to be told by a contractor that work has stopped because a fancy singing, seat warming, toilet is still in transit and the plumber won’t be returning to do anything until it arrives. Renos can be long enough with out added AVOIDABLE delays.

WINTER RENOVATION STEP 5 - BE FLEXIBLE

Sometimes, despite the best laid plans delays are inevitable. Remember to be FLEXIBLE and HAVE FUN. If you plan your reno well, it can be done by the time the snow melts.

Planning a winter renovation can seem like a daunting task but with the right preparation, professionals and expectations it will all be worth it in the end.

Happy Planning!
